When will the apartments be ready to move into?

All available apartments are ready to move into now.

What size are the apartments?

Apartments at The Falls Estate vary in size however all are designed to offer spacious living, and are right-sized for residents to enjoy now and in the future. Two-bedroom apartments range from 98sqm to 137sqm internally plus outdoor space, and three-bedroom apartments range from 143sqm to 190sqm internally plus outdoor space.

How much are the apartments?

Apartments vary in price and these are available upon visiting our display suite.

How much is the deposit?

It is $2,000 to reserve your apartment and $18,000 upon signing the contracts.

Do I have my own car space?

You have two! Each apartment at The Falls Estate comes with two secure basement car spaces (one oversized), adjacent to a large lockup cage for additional storage.

What services are available at The Falls Estate?

Reception will be staffed on weekdays, and the concierge is available to assist with day-to-day requests. Other onsite services include:

  • Onsite concierge, management and groundskeepers
  • A community bus service on demand is available via concierge
  • Resident workshop
  • Community kitchen and gardens
  • Car and dog washing bay
  • Off-leash dog area
  • Onsite waterfall and walking tracks
  • Outdoor communal BBQ and gazebo
  • LUMIN communications system and emergency call system, including emergency call pendants.
  • There is a community gardener to take care of community spaces, but if you need help with your garden we can arrange help at your expense
  • There are many resident activities to get involved with. Examples include weekly Pilates and aqua-aerobic classes, bridge club, cooking classes and much more
What are the ongoing costs?

You pay $1,048 per month for a two-bedroom apartment and $1,258 per month for a three-bedroom apartment*. This is what it costs to run the community, which is distributed to the residents – much like an owner’s corporation.

*Ongoing Fees are subject to CPI +1.5% adjustment after 30 June 2024.

What fees are payable when I move out?

A maximum of 20% of the resale price or 28% of the purchase price if you have lived in the apartment for eight years or more and includes any required refurbishment works to achieve the best possible resale price at the time. The refund is paid once your apartment is sold to the next resident. This outgoing fee, commonly known as the Deferred Management Fee (DMF) or exit fee, is a common charge at retirement communities. The fee is a percentage of the sale price, with 100% of the capital gains going to the departing residents, less this fee. This allows the operator to recover costs associated with the construction and ongoing maintenance of the internal and external community spaces for residents to enjoy while they’re living there. You aren’t responsible for undertaking any renovation works to your apartment when you leave, although you might need to repair or ‘make good’ any alterations or modifications you’ve made or damage you’ve caused.

We have created many beautiful shared spaces for residents to use, both indoors and out. These include:

Can I bring my pet?

Yes, dogs are welcome, provided they do not disturb other residents or interfere with the wildlife surrounding the community. Cats are permitted but must stay inside your apartment at all times. Subject to our pet policy and management approval.
